For each of these needs you will want to expose your rental to as many prospective renters that you can possibly afford to, in order to get it filled quickly.

Below are some helpful tips when adding your rental on FillMyRental.com.

1.) PHOTOS AND MORE PHOTOS: When in doubt, add more photos. This is not to say that the standard 6 photos does not work. It does, and it works well, as most have found. But remember the saying, "a picture is worth a thousand words?" You will save yourself and any potential renter a lot of time and words trying to describe your rental property if you can provide them with lots of photos. We provide a very inexpensive upgrade of up to 20 photos to help you do this, if you desire. You can even link them to your own virtual tour or website if you choose, for free.

2.) SET YOUR PRICE RIGHT: It does not matter how great your rental property is. If the price is not competitive or above the market rents in the area, you will still have a difficult time finding renters. Remember, you cannot set your price according to what you "need". You should set your price according to the "market". The market price is simply what renters have been proven to be willing to pay lately for other closely similar rentals. In order to find the market price for your rental you may need to ask a professional or shop other ads to see what others are asking. Remember though, even if you find what others are asking for similar rentals, it does not mean that they are successful in renting it. Ask others that you trust and get their input. If you don�t get any renters after trying for a while, then you may have to lower your price.

3.) DESCRIBE IT WELL: A good description is your rental's sales pitch. Read some other advertiser's words and descriptions to get ideas. If you have name brand items or high grade amenities, make mention of them by name. It may help renters feel confident that you have a quality rental for them. Think about what you would look for in a good ad and write it well. Don't take shortcuts or your ad will get fewer responses. Remember to use words that describe the property attractively but you should avoid unrealistic or untrue descriptions. Most renters will sense if something doses not seem true and it might cost you a good renter. Always be honest in everything you say and you will be trusted throughout your dealings. To make things easier we provide you with many check boxes of attractions and amenities as you upload your ad, so that you don't have to think of it all by yourself.

4.) KNOW WHAT YOU HAVE: You should know what type of rental you have. We provide definitions of rental types by clicking on the question mark in numerous places on the site, so that you can know how to market your rental to the right kind of renters. Do you have a vacation or seasonal rental? (Also known in the UK as a Holiday rental) We have a category for those. Do you have an annual or long term rental property? If so, will you offer it furnished or unfurnished? Do you own a commercial property or a boat slip? Commercial property owners should know what type of business is best suited or permitted in their rental and promote it in that category of rentals. If it does not fit in any of the ones provided, you can add it in "others". Boat slip and dock owners should know the all the measurements of what size and type boats will be able to use it successfully. If you have any fixed bridges that must be passed under, you must know that some boat owners may not be able to use it.

5.) KNOW THE RULES: For many types of rentals there are certain rules and restrictions, taxes, licenses or permits required or imposed by local governments, communities and associations. It is your responsibility to know, comply and abide by the laws and rules imposed. If you do not, you could be forced to pay penalties and possibly even remove your renter. This would not be good for you or them. Make sure you know the rules first.

6.) MAKE IT SHOW WELL: Nobody wants to rent a dirty or cluttered property. You would be smart to make sure your rental is clean and free of clutter. If it is a vacation rental make sure it is sparkling clean and all linens are laundered and ready for your renters. Dirty rentals do not get returning customers. Returning customers are the key to a very successful vacation rental.

7.) BE READY: Renters want to know that you are well prepared for renting your property to them. You need to look like a professional. Have all your rental agreements, leases, documents, applications and whatever you need or require ready to send to them by email or fax. It would be a good idea to save it on your computer in a file to be ready to send by email as soon as it is asked for. If you have to explain why you "don't have it right now" it could cost you a good renter. If you are a vacation rental owner, we highly recommend that you make arrangements to accept credit cards or Paypal with your own account. For every type rental owner, if you are looking for a lease to fit your property type, they can easily found on- line. Just go to any search engine and type in the kind of lease or rental agreement that you need. There are many sources that are inexpensive and some are free. Just select the most appropriate agreement for your type rental property. You could always hire an attorney to prepare your rental agreements as well.
