It is YOUR RESPONSIBILITY to conduct your own research regarding every advertisement or inquiry by or from any advertiser or renter while using this website. FillMyRental.com Inc makes no warranties or guarantees either written, verbal or implied regarding the accuracy or legitimacy of any users or advertisers on this website or any websites that may be linked to or from this website. You agree to assume all responsibility for the use of this website and you agree to release and hold harmless FillMyRental.com Inc, its affiliates and employees from any liability or losses that may result from your use of this website.

All advertisers are responsible to follow ALL LOCAL LAWS, rules & regulations regarding renting or leasing their property. You are responsible to maintain any and all licenses and permits, pay taxes and comply with safety regulations that may be required by any ruling authorities. Advertisers assume all risks for renting their property and for violating any laws or requirements.

FAIR HOUSING LAWS: If your advertised property is in the USA it is your responsibility to comply with all USA fair housing laws. You cannot discriminate when choosing a renter or in any way make, print, or publish, or cause to be made, printed, or published any notice, statement, or advertisement, with respect to the sale or rental of a dwelling that indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin, or an intention to make any such preference, limitation, or discrimination. You are responsible for any charges or complaints against you. If you are not sure what the laws are regarding your rental, it is your responsibility to research them and comply with all laws.

You must not post or submit any UNLAWFUL, IMMORAL, abusive, derogatory, obscene, pornographic or indecent words or photos. You also must not post anything that may infringe on any copyrights, intellectual property rights, trademarks or rights of any person or company without their permission. If any violations are found, we maintain the right to deny your use of our website and any ads placed are subject to removal without refund.

All renters and advertisers should ask for EVERYTHING IN WRITING and to provide references and receipts when asked. The majority of advertisers and renters are honest people but you should be aware that occasionally some are not.

WE DO NOT recommend you pay anyone that you do not know personally with Western Union, Money Gram or other wired funds. These are like paying with cash and are difficult if not impossible to trace. Many owners of vacation rentals accept credit cards. This is both convenient and safer.

BE CAUTIOUS of accepting payments by certified or bank checks. Be certain it is not fraudulent before cashing it or you could end up being criminally charged for it. It may be better to accept personal checks and give the checks time to clear at the bank before allowing any renter to move in.

Make sure that CANCELLATION & REFUND POLICIES are provided in writing ahead of time and they are fully understood as each advertiser will have their own policies. We will not be responsible for any losses that may be incurred by any advertisers or renters that use our website.

This is NOT AN EXHAUSTIVE OR COMPLETE LIST of user responsibilities nor is it a complete list of warnings and cautions for users of our website. We only offer this list to assist the users to some degree.

For our advertisers we promise to do our best in promoting FillMyRental.com to the world of renters but successful placement of renters and tenants is NOT GUARANTEED to any advertisers on our website, with the exception of vacation rentals only. All other advertisers on our site are responsible for their own listings on our website and assume their own risk in placing an ad here. Due to the various and changing rental markets around the world there is no way for us to analyze each advertiser to determine if their rentals are properly described, presented or properly priced in each particular rental market; therefore we cannot offer any guarantees for advertisers. Our ONLY responsibility is to maintain and market this website in order to provide the service that is being paid for by the advertisers, subject to our terms and conditions. Anything beyond this remains the responsibility of the users of our site.

Though we do not check every ad, nor do we maintain any responsibility to do so, all advertisements are SUBJECT TO OUR REMOVAL without refund at any time we feel it is necessary due to noncompliance with our terms and conditions.

Ads submitted are for ONE and ONLY one rental property. If we become aware of ads promoting more than one rental, they will be subject to our removal without any refund.

BULK CUSTOMERS must provide only one person's contact info. If we discover any bulk customers that we feel are advertising rentals for others and providing other another person's contact info, we reserve the right to remove all the ads that the bulk customer has listed, without refund.
